Port Talbot has a stretch of housing that sits in an unusual position: Sandfields, built through the 1950s for the growing steelworks, laid out on low ground immediately behind the dunes at Aberavon with the whole of Swansea Bay in front of it.
There is very little between those roofs and the weather, and the weather brings two things with it — salt and, when it is blowing hard off the beach, sand. Salt-laden air corrodes metal, and a roof is held together with metal: nails, clips, screws, straps and the fixings that hold lead and flashing. Corrosion is slow, invisible from the ground, and it does not announce itself. It simply means that when a storm arrives, the fixings have less to give than the specification assumed.
Wind-blown sand does something different and less widely understood. It abrades. Over years it scours the surface finish from coated materials, wears at pointing and mortar joints, and removes the protective coating from the exposed faces of guttering, fascia and rooflight frames. A scoured surface then weathers faster than the material was ever expected to.
What this means practically. On the seaward side of Port Talbot we assess the condition of the fixings and the coatings, not just the gap where something came off. A repair that replaces the missing tiles but ignores the corroded nails holding the tiles either side of them is a repair with a short future.
Sandfields was built quickly and to a consistent specification, which means the roofs across it share an age. Combine that with a seafront position and you have a large number of coverings that have had the same seventy-odd years of the same weather.
This is why storm damage on that side of town tends to arrive in clusters rather than singly. If neighbouring properties have needed ridge, verge or fixing work recently, that is a signal about your own roof rather than a coincidence, and it is worth having the whole ridge and verge line assessed while we are there.
Wind takes roofing material from edges, not from the middle of a slope: the eaves course, the verge along a gable, the ridge, and around anything that interrupts the roof. On an exposed site with nothing upwind, the loading on those edges is at its highest.
Once one tile has gone, the wind has a purchase on the next, which is how a single lost tile becomes a run. The repair needs to re-secure the area around the gap, not simply fill it.
The ridge and the verge are the two lines where a roof ends, and traditionally both were held with mortar. In a marine atmosphere, with repeated wetting, drying and salt, that mortar does not last as long as it would inland.
Where a roof has reached the point of mortar failure, re-bedding in mortar simply restarts the same clock. A mechanically fixed dry-ridge or dry-verge system is worth considering, particularly on an exposed site, and we will give you both prices rather than assume for you.
Lead copes well with marine air; the nails and clips holding it in place cope less well, and so do the mortar joints it is dressed into. Once wind gets under a lifted edge of flashing it works it repeatedly, and each gust opens it further.
A failed flashing is one of the most common causes of a leak appearing after a storm with no visible roof damage at all. The covering looks perfect from the road because the water is entering at a junction, not through the slope.
On an exposed seafront site, rain does not simply fall. It arrives close to horizontal, and horizontal rain gets into laps, joints and overlaps that vertical rain never touches. A roof can be watertight through years of ordinary weather and leak in a single storm without anything having broken.
Telling us which elevation the water appeared on is genuinely useful. In Port Talbot the answer is often the seaward side, and that narrows the search before we arrive.
Flat roofs on garages, extensions, canopies and commercial premises are common across Port Talbot, and wind damages them at the perimeter, where the covering is terminated and where air can get beneath it. A lifted trim, a failed upstand or a peeled corner admits water while the field of the roof still looks sound.
We assess felt, EPDM and other systems and give a direct answer on repair against replacement. On an exposed site, a covering that has failed at several details is generally telling you it has reached the end of its service life.
Stacks stand clear of the roof in the fastest-moving air and take weather on all four sides. In Port Talbot they also take salt and, nearer the beach, abrasion. Storms find loose pots, cracked flaunching, eroded mortar joints and flashing lifted at the base.
Where a stack and the roof around it have both been affected, assessing them together avoids repairing one and leaving the water still coming in through the other.
Where material is loose above a path, a parking space or a public footway, the first job is removing that risk. Where water is entering, it is limiting the damage inside. Both depend on conditions, and on an exposed seafront roof in a strong wind there are days when the responsible answer is to secure what can be reached safely and return.
We inspect the damage, identify the roofing work and provide a written quotation. Insurers sometimes distinguish between damage a storm caused and deterioration a storm revealed, and on a coastal site that distinction comes up more often than it does inland.
We describe accurately what we find either way. An honest assessment is more use to a claim than an optimistic one that does not survive being looked at.
It does. There is very little between those roofs and the bay, so they take salt air, driven rain and wind-blown sand, and the estate's roofs largely share an age and a specification.

Yes, it is worth it. Estates built in one programme share an age, so a cluster of similar failures on a street is information rather than coincidence.
That usually points to flashing at a junction rather than the covering — a chimney, an abutment wall, a dormer or a bay. Driven rain reaches junctions that ordinary rain does not.
